What is the application fee?

A non-refundable application fee of Twenty Dollars ($20) is required for each adult applicant (18 years or older). The fee covers the cost of credit, background, and rental history screening. The exact amount is listed on each property's listing page.

How long does the application process take?

Most applications are processed within 3–5 business days once all required documents have been received. Incomplete applications will not be processed, so please ensure all information is submitted before applying. Please make sure you attach all required documentation to ensure the screening process is able to move as fast as possible.

A minimum credit score of 625 is required. We review full credit history, including payment history and any outstanding balances owed to previous landlords. Bankruptcies must be discharged.

Your gross monthly income must be at least 2.5 times the monthly rent. Acceptable proof of income includes recent pay stubs, tax returns (for self-employed applicants), or an offer letter with bank statements if you are starting a new job within 30 days.

We strongly encourage online payment through the Resident Portal, where you can pay by ACH bank transfer or credit/debit card. You can also set up automatic recurring payments so you never miss a due date. You can also pay by money order or cashiers check at our main College Ave office.

Late fees will be assessed in accordance with your lease agreement. If you anticipate difficulty paying on time, please contact our office as soon as possible — we'd rather work with you proactively than assess fees.

All non-emergency maintenance requests should be submitted through the Resident Portal. This allows us to track, prioritize, and respond to your request efficiently.
