Resident Information

Everything you need to know as a Grand Sierra resident — from paying rent to submitting maintenance requests.

Paying Rent

Rent is due on the 1st of each month. A grace period may apply — please refer to your lease agreement for specific terms.

We strongly encourage all residents to pay rent online through the Resident Portal for the fastest and most convenient experience. You can set up automatic payments to ensure you never miss a due date.

Late fees will be assessed in accordance with your lease agreement. If you anticipate difficulty paying rent on time, please contact our office as soon as possible.

Maintenance Requests

All non-emergency maintenance requests should be submitted through the Resident Portal. This allows us to track, prioritize, and respond to your request efficiently.

For after-hours emergencies involving immediate risk to health, safety, or property — such as a gas leak, flooding, or loss of heat — call our 24/7 emergency maintenance line at (619) 332-3405. This number can also be used for regular non-emergency maintenance requests as well.

Please do not attempt to make repairs yourself, as this may affect your security deposit and could void your lease terms.

Lease Renewals

We will reach out to you prior to your lease expiration date to discuss renewal options. If you wish to renew, please respond promptly to avoid any lapse in your tenancy.

Renewal terms, including any rent adjustments, will be communicated in writing. Month-to-month options may be available — contact our office for details.

Move-Out Procedures

Written notice of intent to vacate is required per your lease agreement — typically 30 days in advance.

The property must be returned in the same condition as move-in, normal wear and tear excepted. A move-out inspection will be scheduled.

Security deposits will be returned within the timeframe required by California law, along with an itemized statement of any deductions.

Guests & Occupants

Guests staying longer than 14 consecutive days or 30 days in a calendar year may be considered unauthorized occupants. Please contact our office if you have a long-term guest situation.

All occupants must be listed on the lease. Unauthorized subletting is a lease violation.

Renter's Insurance

Residents are required to carry renter's insurance. This protects your personal belongings in the event of theft, fire, or water damage.

Please provide proof of coverage to our office if required by your lease. We partner with Foxen to offer a liability waiver program for residents that takes care of the insurance requirement for renters.  Grand Sierra Property Management is not responsible for loss or damage to personal property.
